How to Sell a Fixer-Upper House in Virginia

What would you feel if you suddenly inherited a house that had been abandoned for years and was home to more than a couple of feral cats?

Or what if your mom’s health took a turn for the worse and suddenly she couldn’t live on her own in her house anymore?

What if you’ve had big plans — a trip you’ve always wanted to take, debt you’ve wanted to pay off, a new home you’ve dreamed of — but the money just wasn’t there… and then you inherit a property.

Only problem?

The place is a time capsule back to 1984, packed with old furniture, clothes, and knickknacks.

If you’re in this situation, you already know.. it’s not just about the house. It’s about the emotions:

  • 😢 Grief when a loved one has passed away.
  • 😔 Embarrassment when a home has fallen into disrepair.
  • 😟 Stress and overwhelm when you don’t know where to start.
  • 😩 Temptation of a quick fix when a postcard arrives: “We Buy Houses for Cash.”

In that moment, it’s easy to think, “This solves everything.” And the thought of calling your “Friend in Real Estate” might not even cross your mind. After all, Brad sells the nice houses — not ones like this.

Well… not so fast.

Should You Sell Your House As-Is to a Cash Investor?

Cash home buyers are everywhere in Virginia. You’ve seen the signs: “We Buy Houses in Williamsburg” or “Sell Your House Fast in Hampton Roads.” They promise speed, simplicity, and no repairs.

But here’s the problem: how do you know their offer is the best one?

The truth is, if you only talk to one investor, you’ll never know what the other 10–20 buyers might have paid for your fixer-upper house.

How I Sell Fixer-Uppers in Williamsburg, Hampton Roads, and Beyond

I’ve been selling homes for nearly 20 years, and in the past nine months alone

  • I’ve listed seven fixer-uppers strictly as-is.
  • Six sold over asking price, and all but one had multiple offers.

One client walked away with $45,000 more than the cash offer they were ready to accept before calling me.

Here’s the plan I use when helping homeowners sell houses in any condition:

  1. No-judgment evaluation. I give you a clear market analysis of your house as-is.
  2. Strategic pricing. I know investor math and how to price your home to spark competition.
  3. Maximum exposure. Instead of one investor, your home gets marketed on the MLS to every investor in Williamsburg, Hampton, Newport News, York County — and sometimes to owner-occupants willing to take on a project.
  4. Multiple offers. Most of my fixer-upper listings get 5–8 offers, and I’ve seen as many as 18.
  5. Protection from pitfalls. I review every contract, watching out for low earnest money, vague closing dates, or third-party financing that could leave you stuck.

The process is often just as fast as the “cash-for-houses” route — but with thousands more in your pocket.

Why It’s About More Than Money

Selling an as-is house in Virginia isn’t just about dollars. It’s about what the sale makes possible:

  • Closing out an inherited property and bringing peace of mind.
  • Moving from a house that no longer serves your needs into one that does.
  • Paying off debt, funding college, or finally taking that dream trip.
  • Finishing one chapter of life and beginning the next with freedom.

Again and again, I’ve seen people move from grief and overwhelm to relief, gratitude, and even joy.
